| My husband and I are starting a business and it's unbelieveable the hoops we have had to go through to find a place that would suit us. The City of Bozeman is so communism-like. Now that we have found a place, we are dealing with the sign lady, who has issues with us putting an American flag and some lights on our building. Oh and don't even get me started on how difficult it is to meet the City's requirements for an electricity permit. ARGGGH!!! Rediculous! | |

Sure thing! We are hoping to open this weekend or next week. Our health inspection is this week...so we'll see. It's been a long time coming. I didn't realize the hoops you have to jump through to become a business owner. And I'm a bit scared with this economy...but I want to work and create jobs for others. Hope it pays off. |

Good luck cowgirl! You said: "I'm a bit scared with this economy...but I want to work and create jobs for others", which tells me you'll do fine. That's a great attitude to start with. Remember, we are the economy! There will be tough days/weeks but you will make it. Hang in there with the permits. All at once they will go through and you will be rolling. We just got there today. I think it helps to learn some first names in those departments, and call with ?'s beforehand not just when you get the letter. When you start to franchise your business you will know all the potential hang-ups and it will go a lot faster. |

Hey CGM! I drove by your place today on the way to my daughter's dance class. The shop looks fantastic and it's located in a high traffic spot. There are other reasons why I think you got a good spot that I'll share when I see you. You'll do fine. I'll swing by when you open. |

Thanks Danie. My husband and I have put so much work into it. To get it going will be such a relief! I just hope our health inspection goes well...from there, we are golden! I think it's an excellent spot, but the 2 businesses that have been there before me have failed. I believe it was because either their product sucked or their advertisement wasn't all that great...or both. My goal is to have the best product and the best service!!! NO MATTER WHAT! Unlike other places, customers will come first |

My RE agent and I looked at 6 commercial spots that would suit my needs (about 200 - 300 sf) all over town about three weeks ago. The spaces varied in quality (two places were fairly sketchy) and location, and were already built out for a standard office. 5-year leases ranged from $16 to $24/sf. That's just the beginning... Throw in NNN, ranging from $2.95 to $4.95/sf. To top it, almost all of the leases included an annual 3% rate increase, despite signing a long-term contract. Needless to say, I went home discouraged by the rates and ridiculous terms. I kind of felt like I was in NYC. I also looked at 3rd and Kagy. Nice space/location...ridiculous lease terms despite the wad of vacant square footage AND there's a plan for two more commercial buildings to be built starting in April on the site. When I ran a business a few years ago back in Mpls, we owned our building. We sold the business and property, but had a few loose business ends to take care of and leased 2400 sf in a fairly decent part of town for 6 months. Our lease rate was $9.50, NNN @ $1 sf and no rate increase. This was only 3 years ago, when the economy was booming. I suspect that there are cheaper options out there. I wonder if there is the possibility that my agent was showing me the more costly stuff in hopes of a higher commission? I don't know. I understand the city is somewhat fussy about signage. Other than that, I am unaware of any unusual hang ups with them. I haven't applied for a business loan in 13 years. I hear the going is rough in this dept. |

Not to mention the half dozen spaces available when the parking garage. That much for office space? Yikes. I notice there is an office building on the SE corner of Black and Olive (kiddie corner from the mail drop behind the post office) that always has a sign out. Doesn't look that high rent. Our final choice went to the best combination of location and NNN that didn't make me feel like a jack*** just for asking. In fact it was part of the sales pitch. |

| Your comment that office space is expensive is not true in all cases. Let me help out people who are paying too much. I own a commercial office space and have a single office with big window on first floor, lots of parking, that is available to rent right now. If you need one, let me know what you can pay; it includes everything, heat/AC/internet, a receptionist. It has a Main Street address and is a wonderful environment and location. Cowgirl, just wondering if the inspectors made it out this week and how you did. We had a couple ourselves and they seemed to be in decent spirits so I hope they were gentle with you. My grandpa used to own a factory and he told me that whenever OSHA showed up he would send someone out to put a too-dim light bulb in the entryway to give the inspector some low-hanging fruit to grab at. That has been really helpful advice, as it seems like they have to find something to report, so it's probably better for you/me if they don't have to look too hard for that thing. Not to say you/we are in violation or skirting the law. Just an observation! |

No, they were supposed to be out this week...but like anything that has to do with this city...it's slow and you never know anything until it's plopped on ya. I am gonna give them a ring on Monday, so cross your fingers. I've already paid a month of rent where I am at...with no income. I hate starting out this way. Yeah I have heard that the inspectors themselves are very willing to help and are gentlemen, so I am trying to be patient myself. That's funny about your gpa. |
